The property consists of an existing 57,768 square foot industrial building situated on 3.9-acres of land in the Scottsdale Air-park. The building was constructed in 1994, expanded in 2001 and features a 24’ clear height, 101 parking spaces and 10 roll-up doors. The property is zoned “I-1” which allows for self-storage by right.
GDC will convert it into a two-story, climate-controlled self-storage facility. The conversion will include the remodel of the existing office and restrooms, re-purposing of the existing loading dock area to create an indoor loading area, and adding new steel canopies in the parking lot for covered RV stalls.
The architect has provided an initial site plan and interior layout showing 803 storage units, 86,356 NRSF and 37 covered RV stalls. The City of Scottsdale is currently reviewing these plans.
